Love.

The driving force behind everything.

Amidst all my life's pursuits, love has been the main source of fuel for various aspects of my journey: my career in real estate, my love for sports, and the deep affection I hold for my wife and daughter.

Love for Real Estate

My love for real estate goes beyond transactions and properties. It's about creating real relationships, understanding people's aspirations, and helping them achieve their goals. Every contract I write, every deal I negotiate, and every luxury property I tour is a testament to my passion and dedication to this field. The willingness to learn and adapt plays a crucial role, shaping my love for the game of real estate. It's the love for the craft that drives me to strive for excellence, not just for myself but for those I serve.

Love for Sports

Sports have been a significant part of my life, shaping my character and influencing my approach to business. From the lessons of competition, resilience, teamwork, and leadership, the love for sports has become an intrinsic part of who I am. Even today, I continue to indulge in playing and competing, finding joy in coaching, and sharing my sports knowledge with younger generations. This love for sports seamlessly translates into the business world, empowering me to compete for leads, negotiate deals, and navigate through the challenges that come my way.

Love for My Family

The love I feel for my wife, Erin, and daughter, Charlee, is a love that defies description. It's an unconditional love that constantly inspires me to be a better person. I strive to demonstrate a love that is reliable and consistent, setting an example for Charlee on how a man should love and treat a woman. Erin has brought immeasurable positive change into my life, pushing me to believe in myself and embrace healing from past traumas. She has taught me that love begins within and radiates outward.

Love for Myself

Learning to love myself has been a journey of self-discovery and growth. It’s a continuous work in progress. It's about accepting my imperfections, acknowledging my strengths and weaknesses, and allowing myself to be human. For a long time, I hid my insecurities and sought to be perfect for others. But as I've grown, I've realized that true love starts within. Loving myself has empowered me to love others deeply, building stronger and more meaningful relationships.

In conclusion, love is the constant that holds our life together. Love is genuine, imperfect, and a commitment to growth. It's a daily choice to put in the work, weather the ups and downs, and grow together. Love is not always easy, but unquestionably worth the effort. Just as in real estate, where one must withstand the market's ebbs and flows, or in sports, where victory comes after battling adversity, love requires persistence and determination. The storms of uncertainty and challenges may shake our foundations, but when we endure and persist, we will ultimately find ourselves basking in the sunlight, grateful for the journey, and coming out stronger for having persevered.

Health is Wealth.

A personal journey in search of strength and wisdom.

I've come a long way on my journey through life, and one truth stands out: if we don't have our health, we have nothing. This truth hit me hard because I was once the person living for the weekends, not truly embracing the life I was living. My natural tendencies leaned towards laziness and complacency, always opting for the easy route rather than embracing challenges. But life has a way of teaching us valuable lessons, and I've learned that to be the best version of myself, I need to push against my own inclinations and strive to overcome personal obstacles.

Embracing a Positive Addiction

Here's a crucial piece of my journey: I have an addictive personality. I was once addicted to numbing my reality with substances like weed and alcohol, trying to pass the time of my mediocre life. However, I realized that my addictive personality could be a powerful tool for transformation. I decided to channel it towards something positive, becoming addicted to being a better husband, dad, real estate agent, athlete, and everything else that mattered.

An addictive personality isn't inherently bad; it's a potent force that, when harnessed in the right direction, can drive us to achieve remarkable feats. It's all about finding the right things to be addicted to, things that enhance our lives and the lives of those around us.

A Transformation of Priorities

In the past, I used to be content with mediocrity, succumbing to the daily grind and dreading each day. But I made a conscious choice to change that narrative. I decided to prioritize my health and well-being, not just for myself, but for my family too. I didn't want to be the person who preached "do as I say, not as I do." I wanted my actions to speak louder than words, to be an example for my loved ones.

Elevating Every Facet of Life

A commitment to fitness isn't just about sculpting a great physique; it's about empowering ourselves to lead successful, fulfilling lives. Our health supports our professional endeavors, fuels our relationships, and enriches our personal experiences. It allows us to be more present, energetic, and engaged in every aspect of our lives.

The Mind-Body Connection: Breaking the Mold

Understanding the intricate connection between the mind and body was a turning point. I recognized that my physical health deeply impacted my mental well-being, and vice versa. Neglecting one meant undermining the potential of the other. I embraced the notion that challenging my body and mind was a way to break free from my natural tendencies and rise above the confines of my comfort zone.

Rising Above Negativity: A New Perspective

I used to believe that life was a struggle, and I carried that negative energy with me everywhere. It affected my relationships and my ability to motivate others. But as I embraced the power of fitness, I shed that negativity. Now, I am relentless in my pursuit of progress, and I strive to be a source of inspiration for those around me.

Leading by Example: Do as I Do

Now, I'm the person who doesn't wait for the weekend to live. I am constantly challenging myself, setting personal goals, and finding joy in the journey. I know my family is watching, and I want them to emulate my actions. I believe in leading by example, showing them that a life filled with determination, hard work, and a focus on health is a life well-lived.

Inviting Change: A Legacy of Resilience

I invite you to join me on this transformative journey. If you're feeling stuck, if you've been that person living for the weekend, there's hope. Embrace the power of fitness and well-being. Challenge yourself, break your own mold, and rise above your own expectations. Be the change you want to see in your family and your community. Together, let's create a legacy of resilience, strength, and determination, inspiring generations to come to live a life of purpose and force.

Charlee’s Birth Story.

To our baby girl and the day that changed our lives forever.

My dearest Charlee Burr,

You graced our lives with your presence on September 29th, 2023, at exactly 6:44 PM, measuring 19.5 inches long and weighing a perfect 7 pounds.

The day began at Logan Health Birthing Center where, at midnight, we were administered for your induction. The stage had been set and the journey to welcome you into this world had begun. Mom, a trooper through and through, had her patience tested and bravely faced the challenges that came her way. The IV nurse pricked your mom four times before one vein held, which finally allowed this extraordinary journey to begin. Not the start we were hoping for.

Dr. Winterton, our guiding light throughout this entire pregnancy journey, broke your mom's water, signaling the start of your grand arrival. The contractions began, growing stronger and more intense, their rhythm unwavering—every 2-3.5 minutes, lasting nearly a minute each. The pain was etched on your mom's face, a pain that I had never seen her endure before. My heart ached, wishing I could bear that pain for her, to shield her from every moment of discomfort.

At 4.5 centimeters, the pain led your mom to opt for an epidural, seeking some relief. Ironically, the first epidural, although "placed perfectly," failed to take effect, adding a touch of humor given your mom's hatred for needles and the IV predicament she experienced just a few hours before.

The absence of the epidural doctor led us to endure a few more hours of labor naturally, almost reaching 8 centimeters dilation, edging closer to the pushing stage. When the second epidural finally took effect, your mom caught a moment of pain relief before the challenging task of pushing.

Throughout this rollercoaster journey, a remarkable OB nurse named Barry stood by our side, a beacon of calm amidst the whirlwind of emotions. He not only kept us informed but also shared stories, lightening our mood during this challenging time. As the hours passed, we found comfort in hunting adventures, showcasing your mom's badass skills and resilience.

One of the most precious moments occurred before Dr. Winterton's arrival when OB Barry entrusted your mom and me to initiate the final stages of labor. I was holding both your mom’s legs up in the air, while counting down ten seconds for every push. It was an intimate, breathtaking experience, just your mom and me, focused on bringing you into this world. I will never forget that!

An hour of pushing brought us to the climax, the room was alive with anticipation. With each push, your little head emerged, a beautiful promise of your long-awaited arrival. After a few more pushes and 17 hours later, there you were, our precious Charlee Burr. You, Charlee, were the most perfect thing I had ever seen. Besides your mom, of course.

When Dr. Winterton placed you on your mom’s chest, the emotions overwhelmed all of us. Charlee, the tears you shed were just a natural reaction to leaving the warm haven within your mom’s belly. But there your mom and I were, tears flowing down our faces because of the joy, relief, and unconditional love. In that very moment, the discomfort of your mom’s pregnancy, the pain of her daily gestational diabetes tests, the long labor process, the chaotic hospital room—all of it faded away. Nothing else mattered. My whole world was right there in front of me… my two beautiful girls. An indescribable love came over me as I gazed upon the miraculous creation we had brought into this world. You, Charlee.

Amidst all those tears and overwhelming love, I want you to know this, my sweet Charlee… You are and forever will be the best thing that has ever happened to us. We promise to stand by you, love you unconditionally, and support you in every step of this beautiful adventure called life.

Love,

Dad

In the vast landscapes of Northwestern Montana, being a real estate agent is like riding a roller coaster. The twists and turns of this market are nothing short of thrilling, bringing moments of triumph and the occasional dip in momentum. Lately, the ride has been more exhilarating, with multiple contracts experiencing premature endings due to the dance of interest rates and the prudent advice of financial consultants. Let’s embark on this ride together and share insights on our experiences and predictions for the future of real estate in our beloved Northwestern Montana, as well as what we foresee on a national scale.

A Market in Flux: Unpredictability and Contract Terminations

Recent weeks have seen a surge in contract terminations, a scenario we haven't witnessed in quite a while. The culprit? Interest rates on the rise and cautious financial advisors. These higher rates translate to increased mortgage costs for potential buyers, causing them to pause and reconsider their investment. As financial advisors advise caution in anticipation of a possible market correction, it's not surprising to see this cautious approach affecting deals in progress and potentially impeding new ones.

A Tug of War: Days on Market and Inventory Woes

Here, in Northwestern Montana, we are experiencing a shift towards a semblance of normalcy concerning days on market. The frenzy of buyers snapping up properties in record time has subsided. However, this moderation in days on market is accompanied by a growing concern - a significant decrease in available inventory. The limited property choices have created a challenging scenario, pitting buyers against each other, driving up prices, and sometimes resulting in a wave of multiple offers on a single property.

Future Gazing: Navigating Northwestern Montana’s Real Estate Landscape

In our region, the balance is delicate, and it's crucial for us agents to find the equilibrium. The low inventory, coupled with the rise in interest rates, has created a scenario where some buyers are taking a step back, reevaluating their purchasing decisions. While this could mean a potential slowdown, the allure of our stunning Montana landscapes remains a compelling factor for many.

Peering Beyond my Borders: A National Real Estate Synopsis

Zooming out to a national view, the real estate market is a dance of complexity. The delicate interplay between interest rates and inventory shortages is a challenge across the board. It’s a tug of war between the effect of rising rates on buyer decisions and the pressure exerted by the limited availability of properties. As government policies come into play and economic strategies are recalibrated, the national market may find its new footing in the coming months.

Breaking Free.

A Blue-Collar Kid's Journey to Luxury Real Estate.

Growing up as a blue-collar kid, I was raised with certain beliefs about money that had been passed down through generations. These beliefs were deeply ingrained: get a job with good benefits, avoid the pursuit of wealth, and view those with money with skepticism. These self-inflicted thoughts created a mental barrier that held me back from achieving my dreams. But as I embarked on a journey into the world of luxury real estate, I discovered that breaking free from these limitations was essential to finding success and fulfillment.

The Blue-Collar Mentality:

The blue-collar mentality is built on principles of hard work and job security. While these are admirable traits, they often come bundled with a suspicion of wealth. It's a mindset that views money as a source of evil and believes that people like me aren't meant to have it or be wealthy. These limiting beliefs can be suffocating, preventing us from reaching our full potential.

The Catalyst for Change:

The catalyst for my transformation was a burning desire to prove these beliefs wrong. I knew that I wanted more out of life and that I had the potential to achieve it. The first step was acknowledging that these thoughts were self-inflicted and not an accurate reflection of reality.

Reprogramming the Mind:

Reprogramming my mind was a challenging but necessary endeavor. I started by immersing myself in books, podcasts, and seminars that focused on personal development and wealth-building. I surrounded myself with individuals who had successfully broken free from similar mental constraints.

One of the critical realizations was that money, in itself, isn't evil. It's merely a tool—a means to achieve goals, support loved ones, and make a positive impact on the world. Understanding this shifted my perspective and allowed me to begin building a healthier relationship with money.

Believing in Myself:

One of the most significant hurdles was believing that I belonged in the world of luxury real estate and that I deserved success and wealth. I had to overcome imposter syndrome and the fear of being judged by others. It took time, but I began to trust my abilities and recognize that I had valuable qualities to offer.

The Journey into Luxury Real Estate:

Entering the luxury real estate market was intimidating. It was a world I had never imagined myself in, but I was determined to succeed. I honed my skills, sought mentorship, and pushed beyond my comfort zone. With each step forward, I proved to myself that I could thrive in this environment.

Celebrating Progress:

Along the way, I learned the importance of celebrating even the smallest victories. Whether it was closing a deal, receiving positive feedback from a client, or simply pushing through self-doubt, each achievement served as a reminder of my growth.

Conclusion:

My journey from a blue-collar background into luxury real estate has been both a challenge and a transformation. It has required breaking free from self-imposed limitations and embracing a healthier relationship with money. I've learned that wealth is not inherently evil, and people like me are just as deserving of success and financial well-being.

If you find yourself on a similar path, remember that your background doesn't dictate your future. Break free from self-limiting beliefs, reprogram your mindset, and believe in your potential. You deserve to thrive in whatever world you choose to enter. It's a journey, but with determination and self-belief, you can become the person you want to be and achieve the wealth and success you deserve.

Overcoming Insecurities.

My ever-evolving journey to embrace imperfections.

Insecurities – we all have them. They are like the shadows that loom in the corners of our minds, waiting for the right moment to creep in and cast doubt over our abilities, appearances, and self-worth. Insecurities can be overwhelming and devastating if we allow them to take control. In this blog, I want to share my personal, ever-evolving journey of battling insecurities and how, with time, effort, and hard work, I've managed to overcome them and foster unshakeable self-confidence.

The Weight of My Insecurities

My insecurities took many forms, from doubting my professional skills to feeling inadequate in my personal life. However, one of the most significant hurdles I faced was body image insecurity. Growing up as a "chubby" kid, I was no stranger to chubby jokes and the discomfort of never feeling confident at the pool. These insecurities followed me into adulthood, casting a shadow over my relationships, career, and overall happiness.

The Mask of Confidence

It's essential to remember that everyone has insecurities; some just hide them better than others. The person I admired for their self-assured demeanor might have been grappling with their own set of doubts and fears behind closed doors. Hell, you might think that about me. We often put on a mask of confidence to shield ourselves from judgment, but beneath the surface, we're all human, dealing with our insecurities in our unique ways.

My Path to Overcoming Insecurities

While it may have seemed like an insurmountable challenge, I realized that overcoming insecurities was entirely possible. It began with a commitment to self-improvement and self-love. Here's what I've done on my journey:

1.     Self-Reflection: I started by identifying my insecurities. I asked myself what aspects of my life triggered feelings of inadequacy. Acknowledging these feelings was the first step towards conquering them.

2.     Hard Work: One effective way I found to combat insecurity was through hard work. Whether it was in my career, relationships, or personal development, I put in the effort to boost my confidence. As I saw progress and accomplishments, I realized my own potential.

3.     Self-Love: I cultivated self-love by treating myself with kindness and compassion. I became my own biggest cheerleader and practiced positive self-talk. I reminded myself that I deserved love and acceptance, just as I was.

4.     Mental and Physical Resilience: Building mental and physical resilience was crucial in silencing those negative thoughts and feelings. I engaged in activities such as reading, writing, working out, running, hunting, and spending time in nature. These pursuits challenged me both physically and mentally, helping to build mental toughness and bolster self-confidence.

5.     Focus on My Opinion: Ultimately, I shifted my focus from seeking validation from others to finding validation within. I embraced the mantra, "I don't give a fuck about other people's opinions." My self-worth should not be determined by external judgments.

A Never-Ending Journey

It's important to acknowledge that this journey to overcome insecurities is a never-ending process. Insecurities may ebb and flow, but with time, effort, and continuous work, they become less overwhelming. I've learned that as we grow, change, and adapt, so too do our insecurities. However, with each passing day, I find myself better equipped to face them head-on.

Insecurities are a part of the human experience, but they don't have to define you. Recognizing and addressing my insecurities was the first step towards regaining control over my life. By dedicating myself to self-improvement, practicing self-love, and immersing myself in the beauty of nature, I've managed to overcome these obstacles and emerge as a smarter, stronger, and more self-confident individual. I want to remind you that you are enough just as you are, and your journey towards self-acceptance can be a testament to your strength and resilience, both physically and mentally. While the path may be never-ending, it does get better with time, effort, and unwavering commitment.

Voluntary Sobriety.

Unveiling a new chapter of productivity and fulfillment.

Six months ago, I embarked on a life-altering decision that has changed my perspective on productivity, energy, and personal fulfillment. I decided to give up alcohol, and what followed was a remarkable journey of self-discovery, increased productivity, and a newfound zest for life. In this blog post, I want to share my personal experience of not drinking for the last six months and how it has positively impacted various aspects of my life.

Reclaiming Energy and Productivity

One of the most remarkable changes I've noticed during these six months of sobriety is the surge of energy I've experienced. In the past, mornings often started with grogginess and sluggishness, but now, I wake up with a renewed sense of vitality. This newfound energy has translated into heightened productivity in both my personal and professional life. Tasks that used to feel daunting are now tackled with enthusiasm and efficiency.

Without the haze of alcohol clouding my mind, I've found it easier to focus on my goals and maintain a consistent work routine. This has allowed me to excel in my career, complete personal projects that have been lingering, and even explore new hobbies that I previously didn't have the energy for. The ability to channel my energy into meaningful endeavors has been a game-changer.

Embracing the Joy of Pursuits

Sobriety has unlocked the door to pursuing my passions with unwavering enthusiasm. With weekends no longer spent recovering from nights of indulgence, I've had the chance to immerse myself in activities that truly bring me joy. Whether it's hiking, reading, writing, or spending quality time with loved ones, I've discovered that life is so much richer when not dulled by alcohol's effects.

Furthermore, the mental clarity that accompanies sobriety has allowed me to engage more deeply in these activities. I find myself fully present in the moment, savoring every experience without any interference. This has not only enhanced my personal enjoyment but also enabled me to create more meaningful memories.

Financial Gains and Efficient Time Use

Six months of not drinking have had a pleasantly surprising effect on my finances. The amount of money saved from avoiding alcohol-related expenses is astounding. Dinners, social outings, and late-night drinks at bars can add up quickly. Redirecting these funds towards experiences, investments, or savings goals has been incredibly rewarding.

Another invaluable aspect of my sober journey has been the regained time. Nights that were once spent in a haze are now filled with meaningful activities or restful sleep. The absence of hangovers and the need to recover means that I wake up each morning ready to seize the day. This efficient use of time has allowed me to pursue personal growth and engage in activities that contribute to my well-being.

Enhanced Relationships and Self-Discovery

Sobriety has also positively impacted my relationships. With a clear mind and focused attention, I've been able to nurture deeper connections with friends and family. Meaningful conversations and shared experiences have replaced superficial interactions fueled by alcohol. This has helped me appreciate the true essence of relationships and build stronger bonds.

Additionally, this period of sobriety has provided ample opportunity for self-discovery. Facing emotions, challenges, and joys without the buffer of alcohol has allowed me to grow emotionally and spiritually. I've learned coping mechanisms that are healthier and more sustainable, leading to a greater sense of self-awareness and personal development.

Embracing a Bright Future

As I reflect on the past six months, I am filled with a sense of gratitude for the transformative power of sobriety. This journey has illuminated the profound impact of our choices on our well-being, productivity, and overall quality of life. Not drinking has enabled me to reclaim my energy, indulge in my passions, save money, utilize time efficiently, and foster meaningful relationships. I’m not saying I won’t drink again… but at this time I don’t feel the need for it in my life.

If you're considering making a similar change in your life, I encourage you to take that leap. Embrace the opportunity to unlock your full potential, explore new horizons, and experience life in its fullest vibrancy. The journey might have its challenges, but the rewards are immeasurable. Here's to a future filled with productivity, joy, and a renewed zest for life.

Buy, Sell, or Stay Put?

The interest rate dilemma.

Montana's real estate market is a unique blend of natural beauty and opportunity. For both buyers and sellers, understanding the ebb and flow of the market is crucial. A key factor in this equation is mortgage interest rates. But does it make more sense to buy or sell when interest rates are high, with lower prices and demand, or when rates are low, but prices and demand are higher? Let's explore these scenarios to help you make an informed decision.

High Interest Rates: Lower Prices and Demand

When interest rates are high, it typically translates to lower prices and decreased demand in the Montana real estate market. Here's what this means for buyers and sellers:

For Buyers:

  1. Lower Prices: High interest rates often lead to lower home prices, making it more affordable for buyers to enter the market.

  2. Negotiation Power: With fewer buyers in the market, you may have more negotiating power and can potentially secure a better deal.

  3. Less Competition: Reduced demand means less competition for available homes, giving you more time to make decisions.

For Sellers:

  1. Lower Demand: High interest rates can deter some buyers, leading to fewer potential buyers for your property.

  2. Price Flexibility: You may need to be more flexible with your asking price to attract buyers.

  3. Longer Listing Periods: Homes can stay on the market longer in high-interest-rate environments, requiring patience from sellers.

Low Interest Rates: Higher Prices and Demand

Conversely, when interest rates are low, Montana's real estate market often sees higher prices and increased demand. Here's how this dynamic affects buyers and sellers:

For Buyers:

  1. Higher Prices: Low-interest rates tend to drive up home prices, potentially making it more challenging to afford the home you desire.

  2. Competitive Market: Increased demand can create a competitive market, requiring quicker decision-making and potentially facing multiple offers.

  3. Less Negotiation Power: Sellers may have the upper hand in negotiations due to strong demand.

For Sellers:

  1. Higher Demand: Low-interest rates can attract more buyers to the market, increasing the pool of potential buyers for your property.

  2. Favorable Prices: You might be able to command a higher price for your home due to the competitive environment.

  3. Faster Sales: With more buyers in the market, your home could sell more quickly.

The Decision: When to Buy or Sell

The decision to buy or sell in Montana ultimately depends on your unique circumstances and goals:

Buying When Interest Rates Are High:

  • Consider this if you prioritize affordability and have the flexibility to wait for a buyer's market.

  • If you're in no rush to buy and are looking for a good deal, high-interest-rate periods might be advantageous.

Selling When Interest Rates Are High:

  • Be prepared for potentially longer listing periods and be flexible with your pricing strategy.

  • If you're looking to upgrade or downsize, selling in a high-interest-rate environment might offer advantages on the purchase side.

Buying When Interest Rates Are Low:

  • Low-interest-rate periods are favorable if you want to take advantage of low monthly payments and don't mind the competitive market.

  • If you're planning to stay in your new home long-term, the advantages of low rates can outweigh the higher purchase price.

Selling When Interest Rates Are Low:

  • Consider this if you want to maximize your home's sale price and are prepared for a potentially quick sale.

  • You may have the upper hand in negotiations in a low-interest-rate market.

Timing the Montana real estate market based on interest rates is a multifaceted decision. High-interest-rate periods often offer affordability and negotiation power for buyers, while low rates can lead to higher prices and increased demand. Sellers may benefit from low rates by commanding better prices and experiencing faster sales, while high rates might require more patience and flexibility. Ultimately, the right time to buy or sell in Montana depends on your financial situation, goals, and your willingness to adapt to market conditions. It's advisable to consult with a local real estate agent who can provide insights specific to your area and guide you toward the best decision based on your circumstances.

Exploring Seller Financing.

Pros and cons for buyers and sellers.

In the world of real estate transactions, seller financing has emerged as an alternative option for both buyers and sellers. This arrangement involves the seller acting as the lender, allowing the buyer to purchase the property with a loan directly from the seller, rather than through a traditional mortgage lender. While seller financing offers certain advantages, it also comes with potential drawbacks. In this article, we'll delve into the pros and cons of seller financing for both parties involved.

Pros of Seller Financing:

1. Expanded Buyer Pool: Seller financing opens up opportunities for a wider range of potential buyers. Individuals who might face difficulties in obtaining a conventional mortgage, such as those with lower credit scores or irregular income, can still have a chance to own a property.

2. Simplified Process: Seller financing often involves a simpler and faster process compared to traditional mortgage lending. The absence of stringent bank requirements, extensive paperwork, and lengthy approval processes can expedite the sale and purchase of a property.

3. Negotiable Terms: Sellers have the flexibility to negotiate and customize the terms of the loan agreement. This includes setting the interest rate, repayment schedule, and even potential down payment, providing a degree of personalization that might not be possible with a bank.

4. Income Stream for Sellers: Seller financing allows the seller to generate a consistent income stream through the interest payments made by the buyer. This can be particularly appealing for sellers seeking steady cash flow in retirement or as an additional source of income.

5. Higher Selling Price: By offering financing, sellers can potentially ask for a higher selling price for their property. Buyers may be willing to pay a premium for the convenience and opportunity provided by seller financing.

Cons of Seller Financing:

1. Risk to Sellers: Sellers face the risk of default if the buyer fails to make payments on time. In such cases, the seller may need to go through the complex and time-consuming foreclosure process to regain possession of the property.

2. Liquidity Constraints: Sellers who choose financing may tie up a significant portion of their capital in the property, reducing their immediate liquidity and flexibility to invest in other ventures.

3. Limited Cash Payment: Sellers opting for financing may receive a smaller upfront payment (down payment) compared to an all-cash sale or traditional mortgage arrangement. This can impact the seller's ability to use the funds for other purposes.

4. Interest Rate Risk: Sellers can face interest rate risk, especially if they agree to a fixed interest rate over a long period. If market interest rates rise, the seller might miss out on potential higher returns.

5. Complexity: While the process is generally simpler than traditional financing, seller financing still involves legal, financial, and administrative complexities that both parties must navigate. It's important to consult professionals to ensure that the terms are legally sound and adequately protect both parties.

Seller financing can be an advantageous option for both buyers and sellers in certain real estate transactions. It offers flexibility, broader accessibility, and potential financial benefits. However, it also comes with risks and challenges, such as the potential for default and limitations on liquidity. Before entering a seller financing arrangement, it's crucial for both parties to thoroughly understand the pros and cons, seek legal and financial advice, and negotiate terms that align with their respective goals and circumstances.

Hunting Season.

Shaping the man I am today through nature’s classroom.

Summer is starting to come to an end and I can’t wait for the leaves to turn golden and the crisp autumn air to fill my lungs. It’s my favorite time of year, as I am reminded of the impact that hunting season has had on shaping the person I have become. Beyond the thrill of the chase and the satisfaction of providing sustenance for my family, the woods and nature have become my most valuable teachers. Through countless hours spent stalking prey, I have not only gained the ability to put food on the table but have also unearthed insights about myself and life itself. Join me as I share my journey of personal growth and transformation, catalyzed by the annual hunting season.

The provider’s pride: Nurturing the family legacy

Hunting season isn't just a sport; it's an opportunity to fulfill a primal role – that of a provider. In a modern world saturated with convenience, there is a unique satisfaction in knowing that I have the skills to put food on my family's table directly from the land. It is a way of connecting with generations past and upholding a time-honored tradition that reverberates with a sense of responsibility and pride.

Through the meticulous preparation, the careful selection of gear, and the honing of hunting skills, I have learned the importance of meticulous planning and patience – qualities that have seeped into all aspects of my life. The woods have transformed into a classroom where lessons of self-sufficiency and discipline are taught not through words, but through actions.

Nature as the ultimate teacher: Lessons beyond the hunt

Beyond the practical aspect of providing sustenance, hunting season has become an avenue for self-discovery and personal growth. The quiet solitude of the woods has acted as a mirror, reflecting aspects of myself that I might not have encountered otherwise. In the midst of nature's serene embrace, I have discovered resilience, adaptability, and a deeper understanding of my own limits.

The woods have an uncanny way of stripping away the distractions of modern life, allowing me to confront my thoughts, fears, and desires head-on. Each rustle of leaves and snap of twigs has taught me to be hyper-aware of my surroundings and to appreciate the intricate dance of life that unfolds in the wild. These lessons have transcended the boundaries of the forest, guiding me to approach challenges with a newfound clarity and grace.

Harmony with the natural world: A spiritual awakening

As the sun rises over the horizon and paints the sky with hues of gold and crimson, I am reminded of the delicate balance that sustains all life on Earth. Hunting season has granted me an intimate glimpse into the intricacies of ecosystems, fostering a profound sense of respect and reverence for the natural world. The interconnectedness of species and the delicate web of life have left an indelible mark on my worldview, urging me to tread more lightly and be a conscientious steward of the environment.

Through these experiences, I have come to understand that being a responsible hunter is not just about pursuing game, but also about nurturing the habitats that support it. This realization has led me to become an advocate for conservation and sustainable practices, aiming to preserve the beauty and abundance of nature for generations to come.

Hunting season, with its primal allure and timeless rituals, has undeniably played a pivotal role in shaping the man I am today. From the role of a provider to the depths of self-discovery, the woods have been my greatest mentor, instilling invaluable qualities that have permeated all facets of my life. As I step into the woods each hunting season, I am not merely chasing game; I am embarking on a journey of growth, introspection, and a profound connection with the natural world.

Who else is ready for hunting season?

Embracing Fatherhood.

A rollercoaster of emotions.

As the countdown to fatherhood begins, I find myself on an emotional rollercoaster, eagerly awaiting the arrival of our little bundle of joy. With each passing day, a whirlwind of emotions envelops me, knowing that soon, Erin and I will hold our baby in our arms. In this blog, I share our journey through the next few months, where every emotion becomes a cherished part of the transformative experience of becoming a dad with Erin by my side.

Excitement and Anticipation:

The knowledge that Erin and I will soon welcome our baby into the world fills us with boundless excitement and anticipation. Seeing her glow with maternal radiance and witnessing our baby's kicks in her belly is a surreal experience that deepens our connection as parents-to-be. The thought of raising a child together and creating beautiful memories as a family brings an unparalleled sense of joy and purpose.

Joyful Nervousness:

Alongside the excitement, Erin and I also experience moments of joyful nervousness. The responsibility of becoming parents and the realization that we'll be caring for another human being can be overwhelming at times. However, we remind ourselves that we are not alone, and the journey will be shared, with each of us supporting and guiding one another every step of the way.

Love for Erin:

As Erin's belly grows, my love and admiration for her deepen. Witnessing her strength and grace as she carries our child is a powerful reminder of the incredible bond we share. Together, we embark on this journey hand in hand, knowing that we will be a team in raising our child with love, compassion, and understanding.

Preparing for Parenthood:

The impending arrival of our little one has us preparing for parenthood in every possible way. From setting up the nursery together to attending parenting classes, every step of the process is an opportunity for us to grow closer and solidify our bond as future parents.

Fear of the Unknown:

While Erin and I look forward to being parents, the fear of the unknown also lingers. Questions about whether we will be good parents, if we can handle the responsibilities, and how life will change can sometimes create moments of uncertainty. However, we reassure each other that we will learn and grow together, making mistakes and celebrating victories as a team.

Nesting Instinct:

As the due date approaches, a strong nesting instinct kicks in for both of us. We find ourselves becoming increasingly concerned with creating a safe and comfortable environment for our baby. From organizing the baby's clothes to assembling furniture, every little preparation becomes an act of love and care, strengthening our connection to each other and our growing family.

Bonding with the Baby:

Even before the baby arrives, Erin and I find ourselves talking and bonding with our little one. Placing our hands on her belly and feeling the gentle kicks create an unbreakable connection. It's a reminder that there's a tiny life growing inside, and the journey of parenthood has already begun for both of us.

Gratitude and Reflection:

Amidst the swirl of emotions, Erin and I take moments to reflect on the gift of parenthood. We are grateful for the opportunity to become parents, to experience this profound love together, and to share this incredible journey as a family.

The next few months leading up to becoming parents are an emotional whirlwind for Erin and me, but every feeling is a testament to the depth of love and connection that comes with welcoming a child into our lives. From the excitement and anticipation to the fear of the unknown, each emotion adds color to this transformative experience. As the due date approaches, Erin and I embrace the rollercoaster ride of emotions, knowing that this journey will lead us to a profound and fulfilling role as parents, supporting, and loving our child unconditionally, together.

I devour books on various subjects, explore thought-provoking ideas, and take real estate courses to expand my skill set. Intellectual growth has become an integral part of my journey, empowering me to make informed decisions and contribute meaningfully to the world around me.

Expressing Creativity: Writing My Story

As an individual who values self-expression, I channel my thoughts and experiences through writing. In embracing the journey of self-discovery, I've found fulfillment and purpose in pushing myself physically and mentally. From marathon training to bow hunting, and from intellectual pursuits to creative expressions, each endeavor has shaped me into the person I am today. As I continue to explore, learn, and grow, I invite you to join me on this extraordinary expedition of self-improvement. Embrace the challenges, celebrate the victories, and remember that the true essence of this journey lies in progress, not perfection. Together, let us uncover the limitless potential within ourselves and embrace the beauty of becoming better each and every day.

We all have much more in us than we think!

Financial Freedom.

Real Estate: The path to wealth and financial independence.

In the realm of wealth creation and financial independence, real estate investments have consistently emerged as a powerful vehicle for building substantial wealth. The allure of real estate lies in its ability to generate passive income, appreciate in value over time, and offer a myriad of tax advantages. In this blog post, we will delve into the reasons why real estate stands tall as the ultimate investment avenue to secure a prosperous future.

Tangible Asset with Long-Term Appreciation:

Unlike other investment options that can be intangible or subject to market volatility, real estate offers the advantage of being a tangible asset. Properties, whether residential or commercial, have a physical presence and are typically in demand over time. Historical data reveals that real estate tends to appreciate steadily, providing investors with the potential for long-term wealth accumulation. The value of real estate tends to rise, offering substantial capital gains when the property is eventually sold.

Steady Cash Flow and Passive Income:

Real estate investments can generate a consistent and predictable stream of income through rental properties. As a landlord, you have the opportunity to receive monthly rental payments, which can cover mortgage payments, maintenance costs, and even provide a surplus. Cash flow from rental properties is an excellent way to build wealth gradually and establish a reliable source of passive income. With careful property selection and management, you can enjoy the benefits of a steady cash flow while simultaneously growing your investment portfolio.

Leverage and Appreciation:

One of the unique aspects of real estate investment is the ability to use leverage. By securing a mortgage or financing, investors can acquire a property worth far more than their initial investment. This leverage magnifies potential returns on investment. As the property appreciates in value over time, the investor benefits from the increased value of the entire property, not just the initial investment. This combination of leverage and appreciation can significantly amplify the rate at which wealth is accumulated.

Diversification and Risk Mitigation:

Diversification is a fundamental principle of investment, and real estate offers an exceptional avenue to achieve it. By diversifying your portfolio with different types of properties across various locations, you can spread the risk and reduce vulnerability to market fluctuations. Real estate investments tend to have a lower correlation with traditional investments like stocks and bonds, providing a buffer during economic downturns. This asset class offers stability and acts as a hedge against inflation, making it an attractive choice for long-term investors.

Tax Advantages and Wealth Preservation:

Real estate investments come with several tax benefits that can help investors preserve and grow their wealth. Rental income is often taxed at lower rates than ordinary income, and deductions for mortgage interest, property taxes, depreciation, and operating expenses can offset the taxable income. Additionally, real estate investors can take advantage of 1031 exchanges to defer capital gains taxes when selling one property and reinvesting in another. These tax advantages contribute to the overall financial health and prosperity of real estate investors.

In conclusion, real estate investment has a proven track record of creating wealth and providing financial independence to countless individuals. The combination of long-term appreciation, steady cash flow, leverage, diversification, and tax advantages make it a powerful investment vehicle. However, as with any investment, it is essential to conduct thorough research, seek professional advice, and exercise due diligence. Real estate can be a lucrative avenue for building wealth, but it requires a strategic approach, patience, and a long-term perspective. By carefully navigating the real estate market, investors can secure a prosperous future and unlock the path to financial independence.

Timing The Market.

Finding the perfect time to list your house in Montana.

Montana is renowned for its stunning natural landscapes, abundant wildlife, and an unparalleled sense of freedom. If you're considering selling your property in Montana, timing is crucial. Understanding the local real estate market and identifying the optimal moment to list your property can make a significant difference in attracting potential buyers and maximizing your return on investment. In this blog post, we'll explore the factors to consider when determining the right time to list a property in Montana.

1. Seasonal Considerations: Montana experiences distinct seasons, each with its own unique charm. Consider the following seasonal factors when deciding when to list your property:

a) Summer: Montana's summer months (June to August) are known for their pleasant weather and thriving outdoor activities. The longer days and warmer temperatures often entice potential buyers, particularly those interested in recreational properties like cabins, lakefront homes, or properties near hiking trails.

b) Fall: Autumn in Montana (September to November) brings vibrant foliage, cooler temperatures, and a sense of tranquility. The fall season can be an opportune time to list your property, as the stunning colors and milder weather draw potential buyers seeking a picturesque setting for their dream home.

c) Winter: Montana's winter months (December to February) offer snow-covered landscapes, winter sports, and a cozy ambiance. Properties that highlight winter activities, such as ski resorts, mountain retreats, or properties with proximity to snowmobiling trails, may benefit from listing during this season.

d) Spring: Spring (March to May) brings rejuvenation to Montana's scenery, with blooming wildflowers and wildlife emerging from hibernation. The fresh start and increasing daylight may appeal to buyers seeking a new beginning, making it an excellent time to list your property and capture their interest.

2. Local Real Estate Market Trends: Understanding the local real estate market in Montana is crucial for determining the right time to list your property. Keep an eye on the following market indicators:

a) Supply and Demand: Monitor the inventory of available properties in your area. If the market is experiencing a shortage of listings, it may be an advantageous time to sell as buyers compete for limited options.

b) Pricing Trends: Study recent sales data and pricing trends for comparable properties. If prices have been steadily rising, it could be an opportune time to list and capitalize on the increasing market value.

c) Interest Rates: Changes in interest rates can influence buyer behavior. When rates are low, buyers are more likely to enter the market, increasing the pool of potential buyers for your property.

3. Local Events and Attractions: Montana hosts various events and attractions throughout the year, drawing visitors and potential buyers from near and far. Consider aligning your listing with prominent events like festivals, rodeos, or outdoor exhibitions, as they can attract a larger audience interested in exploring the area and potentially investing in property.

4. Property-Specific Factors: Evaluate your property's unique characteristics and how they align with market demand. Consider the following factors:

a) Location: Montana encompasses diverse regions, such as the majestic Rocky Mountains, sprawling prairies, and picturesque lakes. Properties situated in highly desirable locations like Yellowstone National Park, Glacier National Park, or ski resort towns tend to attract buyers year-round.

b) Property Type: The type of property you're selling can impact the ideal listing time. For example, if you're selling a ranch property, you may want to consider listing during the spring or early summer when agricultural activities are in full swing.

Determining the right time to list your property in Montana requires careful consideration of various factors, including seasonal influences, local real estate market trends, local events, and property-specific characteristics.

A Comparative Investment Analysis.

Airbnb vs. Long-Term Rentals in Northwest Montana.

Investing in real estate can be a lucrative endeavor, and in recent years, the rise of short-term rentals, particularly through platforms like Airbnb, has opened up new opportunities for investors. Northwest Montana, with its breathtaking natural beauty and tourist appeal, presents an attractive destination for real estate investment. In this blog, we will explore the differences between investing in short-term rentals (Airbnbs) and long-term rentals in Northwest Montana, shedding light on the key factors to consider when making an investment decision.

Rental Income Potential

When it comes to rental income, short-term rentals and long-term rentals follow distinct patterns. Short-term rentals typically generate higher rental income on a per-night basis due to their premium pricing during peak seasons. Tourists and vacationers are often willing to pay a premium for the unique experiences and amenities that short-term rentals offer. On the other hand, long-term rentals provide a more consistent and stable monthly income, albeit at lower rates.

Occupancy Rates and Seasonality

Occupancy rates and seasonality play a crucial role in determining the success of rental properties. In Northwest Montana, short-term rentals tend to experience higher occupancy rates during the peak tourist seasons, such as the summer months when visitors flock to the region for outdoor activities like hiking, fishing, and boating. However, short-term rentals may experience significant fluctuations in occupancy during the off-season, resulting in potential income gaps.

Long-term rentals, on the other hand, typically enjoy more stable occupancy rates throughout the year. While there might be variations in tenant turnover, the demand for long-term rentals remains relatively constant, providing investors with a steady stream of income.

Property Management and Maintenance

One key consideration for investors is the management and maintenance of their rental properties. Short-term rentals, particularly Airbnbs, require more hands-on management due to frequent guest turnover, the need for cleaning and maintenance between guests, and the responsibility of ensuring a seamless guest experience. Managing short-term rentals may involve tasks such as responding to guest inquiries, coordinating check-ins and check-outs, and marketing the property.

In contrast, long-term rentals generally require less frequent management and maintenance. Once tenants are in place, property management tasks involve handling lease agreements, periodic inspections, and addressing maintenance issues as they arise. Long-term rentals offer a more hands-off approach, which can be appealing for investors seeking a less time-intensive investment.

Regulation and Legal Considerations

Investors must also consider the regulatory landscape and legal considerations surrounding short-term and long-term rentals in Northwest Montana. The growth of short-term rentals has led to increased scrutiny and regulations in many areas. Some municipalities impose restrictions on short-term rentals, including zoning limitations, permitting requirements, and occupancy taxes. Understanding the local regulations and compliance requirements is crucial for investors to avoid potential legal complications.

Long-term rentals generally face fewer regulatory challenges, as they typically fall within existing rental and leasing laws. However, it is still important to stay updated on local regulations to ensure legal compliance and protect your investment.

Investing in real estate, whether in the form of short-term rentals (Airbnbs) or long-term rentals, presents distinct advantages and considerations. In Northwest Montana, the decision between the two depends on factors such as rental income potential, occupancy rates, property management requirements, and regulatory considerations.

Short-term rentals offer the allure of higher rental income during peak seasons but may face greater fluctuations and management demands. Long-term rentals, on the other hand, provide a more stable and consistent income stream with fewer management obligations. Careful evaluation of your investment goals, risk tolerance, and local market dynamics is essential to make an informed decision.

Ultimately, both short-term and long-term rentals can be profitable investment options in Northwest Montana, and a diversified portfolio that incorporates both types of rentals may provide the best of both worlds. Whichever path you choose, thorough research, financial planning, and a long-term perspective are key to achieving success in the dynamic real estate market of Northwest Montana.

Strengthening Communities.

A triple play with baseball, volunteering, and real estate.

Communities thrive when their residents come together to support one another, foster a sense of belonging, and contribute to the greater good. In this blog, I want to share my personal journey of how my passions for baseball, volunteering, and real estate have become intertwined, allowing me to make a positive impact and build strong community bonds. Join me as I explore the transformative power of these three interconnected pillars and how they have enriched my life.

Baseball: Uniting Through America's Pastime

Baseball has always held a special place in my heart. As a player, a fan, and a supporter, I have witnessed firsthand how this sport brings people together, transcending boundaries and creating lasting connections. Playing on local teams and engaging with fellow enthusiasts has allowed me to forge friendships, learn valuable life skills, and experience the joy of teamwork.

Beyond my personal involvement, I have also witnessed the power of community baseball events. Tournaments, charity games, and coaching clinics provide opportunities for individuals from all walks of life to come together, share their passion for the game, and create lifelong memories. Through baseball, I have seen how it can bridge gaps, foster camaraderie, and instill a sense of pride in one's community.

Volunteering: Making a Difference Together

Volunteering has become an integral part of my life, allowing me to give back and make a tangible difference in the lives of others. In the realm of baseball, my love for the sport has seamlessly merged with my desire to contribute to the community. By dedicating my time and skills, I have had the privilege of coaching young players, organizing fundraisers for local teams, and maintaining fields and facilities.

Being actively involved in the baseball community has allowed me to witness the transformative power of volunteering. It goes beyond the game itself. Through coaching, I have seen young athletes grow in confidence and character. Through fundraising events, I have witnessed the joy and gratitude on the faces of underprivileged children who were given a chance to experience the game they love. Volunteering within the baseball community has not only allowed me to forge connections but also instilled in me a deep sense of purpose and fulfillment.

Real Estate: Building Spaces for Community

Real estate has been more than just a professional endeavor for me; it has become a way to build spaces that foster community engagement and enhance the lives of those around me. I have made it my mission to prioritize community-driven initiatives in my real estate endeavors. By investing in local sports facilities, such as baseball fields and community parks, I aim to provide safe, inclusive spaces that bring people together.

Collaborating with local organizations and charities has been instrumental in aligning my real estate ventures with community development. Sponsoring baseball programs, organizing events, and providing resources have allowed me to contribute to the overall well-being of community members. Witnessing the positive impact that these initiatives have on individuals and neighborhoods has reinforced my belief in the power of real estate as a catalyst for community growth.

For me, baseball, volunteering, and real estate are not just hobbies or professional pursuits—they are intertwined passions that have shaped my life and allowed me to make a positive impact. Engaging with the world of baseball, dedicating my time to volunteer work, and integrating community-centric approaches into my real estate endeavors have deepened my connection to my community while bringing me immense personal satisfaction. I encourage you to discover your own passions, embrace community engagement, and witness the transformative power of combining your loves and talents to build strong community bonds through baseball, volunteering, and real estate. Together, we can make a difference that resonates far beyond the boundaries of the game.

Building Lifelong Relationships.

The power of listening as a real estate agent.

As a real estate agent, my primary goal is to help clients achieve their real estate dreams. However, the key to unlocking success in this industry extends beyond the mere transactional process. It lies in understanding the needs, must-haves, wants, and feelings of my clients, and forging genuine relationships with them. By actively listening and utilizing my knowledge and expertise, I can navigate the often-stressful real estate journey together, while building a lifelong bond of trust and support.

Listening is a skill that goes beyond just hearing the words spoken by my clients. It involves actively engaging with them, paying attention to their tone, body language, and emotions. By listening attentively, I gain insights into their desires, goals, and concerns. This understanding forms the foundation of a meaningful relationship, allowing me to tailor my services to meet their unique requirements.

Every client comes with a distinct set of needs, must-haves, and wants. As their trusted real estate advisor, it's my role to uncover these elements and translate them into tangible solutions. By taking the time to understand their priorities, whether it's a specific neighborhood, architectural style, or proximity to schools or amenities, I can curate a targeted approach that aligns with their vision.

Real estate transactions often evoke a range of emotions for clients, from excitement and anticipation to stress and uncertainty. As an empathetic agent, my ability to acknowledge and empathize with these feelings is crucial. By validating their concerns and providing a supportive presence, I can ease the emotional burden and instill confidence in their decision-making process.

A successful real estate agent combines deep industry knowledge with expertise in local markets. By staying up to date with the latest trends, market conditions, and legal aspects, I become a valuable resource for my clients. Sharing my insights and expertise not only simplifies the process for them but also demonstrates my commitment to their success. My ability to navigate complexities, negotiate effectively, and provide accurate information builds trust and fosters long-term relationships.

While closing a deal is an important milestone, focusing solely on the transaction limits the potential for building lasting relationships. By maintaining contact even after the sale, I can nurture a sense of community and be a continuous source of assistance. Providing post-purchase support, offering recommendations for local services, or organizing neighborhood events helps solidify my role as a trusted advisor and reinforces the bond I’ve established.

To wrap it up, being a real estate agent is not just about facilitating transactions; it's about creating genuine relationships and helping clients realize their real estate dreams. By actively listening to their needs, must-haves, wants, and feelings, I gain a deeper understanding of their vision and can guide them through the process with confidence. By leveraging my knowledge, expertise, and emotional intelligence, I can ease the stress and uncertainty that often accompany real estate transactions. Remember, it's not just a one-time transaction; it's the opportunity to build a lifelong relationship based on trust, support, and shared success.
